New Braunfels homes have their own problems.

Foundation type splits this town cleanly, and it decides the whole recommendation. Older homes near Gruene and Landa Park are frequently pier-and-beam over a wood subfloor with real seasonal movement — a floating floor tolerates that far better than glue-down, and getting the call wrong is what causes buckling a year later. Those homes also often have original wood worth saving. Before you replace anything, let us pull a corner and look; refinishing what is already there regularly beats new material on both cost and resale in that part of town. The newer west-side builds are slab with big open plans, which means long continuous runs where a weak locking system fails at the seams. Wide-plank LVP and large-format tile both work well, but slab flatness gets checked and corrected first — skip that and the floor telegraphs every dip and starts clicking. One thing specific to Comal County: limestone. Hill Country dust is abrasive and tracks in constantly off caliche drives and acreage lots, and New Braunfels hard water leaves mineral film on anything mopped. We steer toward harder wear layers here than we would for a house in town — 20 mil rather than 12 — and toward tile in entries and mudrooms on the acreage properties.
